According to the current analysis of the real estate consulting company CBRE, the amount of rent in office buildings in Bratislava is stable for now. However, experts from CBRE expect that in the near future rental prices will increase.
According to analysis, the amount of monthly office rent in Bratislava has stabilized at the level of 17 euros per sqm, while the average monthly rent price is 13 euros per sqm. However, due to inflation, higher construction costs, energy costs, as well as the construction of new projects and the more demanding financing conditions CBRE expects an increase – Reality Trend reports.
CBRE states that the total area of office space in Bratislava reached 1.97 million in the third quarter of 2022. A total of 15 % of the premises are class A+ offices, 39 % are A and 46 % are class B office premises.
Vacancy only slightly rose
The overall vacancy rate of office space in the capital rose slightly to 11.87 % at the end of the third quarter of 2022. The company also announces that thanks to the new Lakeside Park 02 project in Bratislava, an additional 14,000 sqm of office space have been added – currently occupied.
According to CBRE, 38,760 sqm of offices were leased in Bratislava in the third quarter of 2022, which is 11 % less compared to the same period in 2021. The largest transaction was the contract with Lakeside Park 02. The company expects less vacant office space this year, which also means a lower vacancy rate.
“In 2023, almost 114,000 sqm of new office buildings will be delivered to the market in Bratislava, but a large part of them is already pre-leased,” – warns CBRE.
