Warsaw: PHN begins the construction of the VENA office building

FM newsroom – office. VENA is a modern, ecologically sustainable and intimate class-A office building, the construction of which will start soon in the Wola district of Warsaw. Construction works will last 2 years. The estimated investment cost is approximately PLN 200 million. 

The Polski Holding Nieruchomości (PHN) Group is starting the construction of another class A office building in Warsaw. VENA is a modern office building that will provide 15.4 thousand sqm. The building was designed by the Warsaw architectural studio A7AG, and the general contractor of the office complex is Skanska Polska – the official announcement confirms.

Our office property portfolio is growing dynamically thanks to new investments and acquisitions, for which we have allocated almost PLN 1 billion in recent years. Recently, we have introduced to the market our two premium office buildings in Warsaw, SKYSAWA and INTRACO Prime, with a total area of 48,000 sqm surface. In two years, they will be joined by the VENA office building that meets the highest standards, the construction of which will soon start in Warsaw’s Wola district – said Krzysztof Kowalski – Managing Director of the Investment Area of Polski Holding Nieruchomości, responsible for investments.

Adaptable office spaces

VENA is a 12-story building with a 2-level underground parking lot, designed for 153 vehicles. The areas on the ground floor and first floor of the office building will be able to serve service functions. An office complex with a separate commercial and service space will allow you to choose space from small and intimate to large-scale.

The architects created the possibility of flexible division of individual floors and the possibility of adapting them to the needs of arranging office space for individual tenants. A big advantage of the facility will be large green terraces located on several floors and on the roof.

Sustainable and timeless design

The VENA office building was designed in accordance with the global BREEAM certification standard for sustainable construction at the Excellent level, which means that it will be an ecological building, both at the construction stage, e.g. through the use of certified materials, and during use.

Energy-saving systems will be installed in the office building and the building’s façade with three-dimensional profiles will ensure comfortable work in daylight while protecting office rooms against excessive sunlight and, therefore, overheating.

 There are charging stations for electric cars in the underground garage. Additionally, parking spaces for cyclists and a cloakroom equipped with showers have been designed on the underground floor. Efficient access to the bicycle room will be provided by an elevator located directly on the ground level.

 The VENA office complex will be built in the dynamically developing Wola district of Warsaw, in close proximity to the business centre of the capital. Access via the public transport network is provided by numerous bus, tram and M2 metro lines, which can reduce greenhouse gas emissions related to individual transport.
