Student Housing Moves Into Focus as Italy’s PBSA Market Gains Momentum

Italy’s growing purpose-built student accommodation (PBSA) sector is attracting fresh institutional capital — and with it, new expectations around sustainability, delivery and operational performance. For Facility Managers, the latest investment signals where future demand for high-performing living assets is heading.

New Investment Targets High-Demand University Cities

Southern European real estate investor Invel Real Estate has committed an initial €18 million to support the development of two student accommodation schemes in Milan and Padua, delivered in partnership with Stonehill International Group.

The projects will deliver around 1,100 student beds across sites located close to major university campuses — in Milan’s Bovisa district and Padua’s Via Valeri area.  This marks Invel Real Estate’s entry into one of Europe’s most structurally undersupplied living sectors.

Beyond the investment headline, the projects reflect wider shifts affecting facilities and asset operations across the living sector.

Both developments are targeting LEED Gold certification, underlining how sustainability credentials are increasingly becoming expected rather than optional. For Facility Managers, this means greater emphasis on efficient building performance, operational reporting, occupant wellbeing and lifecycle cost management from day one.

Student accommodation also brings a distinct operational profile: high occupancy turnover, intensive use of communal spaces, and growing expectations around digital services and the resident experience.

A Market Defined by Supply Pressure

Italy currently has around 2 million university students, yet purpose-built student housing remains significantly underdeveloped compared with more mature European markets.

Demand in both Milan and Padua is estimated to exceed available supply several times over, increasing the importance of delivering and operating student accommodation that performs efficiently over the long term.

The deal appears to be the starting point for a broader partnership between Invel and Stonehill rather than a standalone investment.
