Poland’s First Net-Zero Office Building Takes Shape

FM newsroom – sustainability, office, construction. Skanska has begun construction of Nowy Rynek C, a groundbreaking addition to Poznań’s skyline. The project will become Poland’s first commercial office building to operate with net-zero CO₂ emissions, setting new standards for energy efficiency and sustainable design.

A Modern Hub for Business and Commerce

Nowy Rynek C completes Skanska’s five-building complex designed as a “city within a city.” The new structure, designed by Ultra Architects, will provide over 28,700 sqm of leasable space, comprising 25,750 sqm for offices and 2,980 sqm for retail and services. Its central location and modern layout make it an attractive spot for companies seeking both convenience and sustainability. The building also features underground parking for 225 cars and over 150 bike spaces, promoting eco-friendly commuting.

Cutting-Edge Energy Independence

What sets Nowy Rynek C apart is its complete independence from the city’s district heating network. The building will utilise a combination of air-source and ground-source heat pumps, powered by 10 km of boreholes, to heat and cool the interior. Together with Poland’s largest photovoltaic installation on an office building, this system will make Nowy Rynek C 100% powered by renewable energy and 40% more efficient than standard buildings.

Low-carbon materials such as eco-friendly concrete, glass, and aluminium further reduce the project’s environmental footprint, aligning it with EU taxonomy and ESG investment goals.

Certified for a Sustainable Future

According to the official announcement, Nowy Rynek C has achieved LEED v4 Platinum pre-certification with 88 points, one of the highest sustainability ratings in the country. It has also earned WELL v2 pre-certification for promoting health, comfort, and accessibility. Features such as natural ventilation through smart window panels, AI-driven building management, and green terraces with biodiversity features create a truly “breathing” workplace.

When completed in late 2027, Nowy Rynek C will stand not just as an office building, but as a model for the next generation of energy-smart, people-friendly workplaces in Europe.
