New user-centred office complex in Bucharest

FMnewsroom – office. Two years after the start of the construction works, the second phase of the U•Center project in the Tineretului area of Bucharest is ready to welcome its tenants. Companies that have signed contracts for office and retail space of almost 28,000 square meters are moving in.

Constructed with people in mind

‍In 2023, leases were signed in  U•Center 2 of Forte Partners for more than 25,000 sqm of office space and 2,600 sqm of retail space. The building with 35,000 sqm gross leasable area on 7 floors was designed with people in mind. The architectural details contributing to the overall usability proved that User-Centered Design stood at the forefront of the project.

The complex offers – among other features – Class A finishes, operable windows connected to BMS for switching off fans, a smart interface for meeting rooms, biophillic design, electrical car chargers and 549 parking places with an application to manage parking.

The project has regenerated the Tineretului area from an urban point of view. The location has become an important business hub bringing economic and community added value.

Following in the footsteps of the first phase

The first phase of the U•Center office project was completed in the third quarter of 2021, and is fully leased by clients such as Booking Holdings, Endava, Lensa, Up Romania, BT, Neuroaxis, DCS plus and was sold to Pavăl Holding.

Prior to the sale, the first phase of the project achieved LEED Platinum certification with a score of 85, one of the highest obtained in Romania for LEED v4 and WELL Health & Safety, and WELL Platinum certification with a score of 91, the highest recorded in Romania for this type of certification at the time of its achievement. Forte Partners aims to obtain the same certifications for the second phase of U•Center.
