New €100M Office Development Starts in Bucharest

Romanian real estate developer Forte Partners has launched the office component of its ambitious U•Center 3 project in Bucharest, marking a new phase in its mixed-use development strategy. With an investment of €100 million, the company aims to deliver a state-of-the-art sustainable office space amid strong market demand.

Forte Partners has officially begun construction on the office component of U•Center 3, the next chapter in its U•Center mixed-use development. This phase will deliver a modern office building of 12,500 sqm, complemented by 1,700 sqm of retail space and 200 residential units, according to Property Forum.

Strong Demand Drives Office First Strategy

Geo Mărgescu, Co-founder and CEO of Forte Partners, emphasised the strategic choice to prioritise the office segment.

“We decided to start U•Center 3 with the office component as we already have solid demand for office spaces. In the second half of this year, we will finalise the details of the residential component, with construction set to begin in the first part of next year.”

Sustainable and Certified Design

U•Center 3 will mirror the high sustainability standards set by its predecessor, U•Center 2. The building is set to achieve both LEED and WELL Platinum certifications and will run entirely on renewable electricity, without any connection to gas. It will also comply with the nZEB (nearly Zero Energy Building) standard.

In addition, Forte Partners is targeting GRESB and Access4you certifications, further underlining its commitment to environmentally and socially responsible development.

Completing a Mixed-Use Vision

This project completes the vision laid out in the initial phases of the U•Center development, which already includes a significant retail component. The first phase of U•Center was previously acquired by Pavăl Holding, the investment arm of the Dedeman founders.
