One of the most significant retail real estate transactions of recent years has been completed in Poland. The acquisition adds a substantial retail portfolio to Appeninn’s growing Polish investments and strengthens its position in the Central European property market.
Major Retail Portfolio Changes Hands
Appeninn has finalised the acquisition of a major Polish retail property portfolio comprising seven retail parks and four shopping centres. The portfolio spans approximately 53,000 square metres and generates an annual gross rental income of more than €10 million.
The retail parks are located in Brodnica, Ciechanów, Grójec, Kraków, Myślenice, Olsztyn and Nowy Targ, while the shopping centres are situated in Malbork, Sieradz, Skierniewice and Żyrardów.
The acquired properties primarily serve the everyday shopping needs of local communities. Their tenant mix includes well-established retailers such as Biedronka, Rossmann, Empik, JYSK, Castorama, Action, Apart and Ochnik, providing a stable and diversified income base.
According to the official announcement, the portfolio represents one of the most significant retail property transactions completed in Poland in recent years.
Strategic Milestone for Regional Growth
Commenting on the acquisition, Györgyi Szűcs, Chief Executive Officer of Appeninn, described the purchase of the Dekada portfolio as a landmark transaction for the company.
“The acquisition of the Dekada portfolio is a significant transaction even by Polish market standards and represents a milestone for Appeninn in several respects. It strengthens our geographical diversification, establishes a substantial retail presence in Poland through a single acquisition, and enhances the long-term income-generating capacity of our portfolio,” said Györgyi Szűcs, Chief Executive Officer of Appeninn, as quoted by fmbusiness.hu.
The acquisition, valued at more than €100 million, was financed through a combination of Appeninn’s own resources and debt financing provided by Erste Group Bank AG. The parties have not disclosed the final purchase price.
The deal follows Appeninn’s strategy of targeted regional expansion. The company entered the Polish market with the acquisition of the Wiśniowy Business Park in Warsaw in 2023, followed by the purchase of Goodyear’s logistics centre in Tarnów in February 2026.
With the addition of the Dekada portfolio, Appeninn’s investments in Poland now cover three strategic real estate sectors, with a combined market value exceeding €170 million, further reinforcing the company’s position as a growing regional real estate investor.
