Drucianka Campus Leases a Quarter of Its Office Space to First Tenant

eService has become the first tenant at Drucianka Campus in Warsaw, leasing 7,500 sqm of office space in the new mixed-use development. The deal will see the payment company occupy approximately a quarter of the campus’s planned office space.

According to developer Liebrecht & wooD, Drucianka Campus will provide almost 38,000 sqm of modern office, retail and service space, with completion planned for summer 2028. The project is being developed on the site of the former Warsaw Wire, Pin and Nail Factory in Warsaw’s Praga district.

A New Workplace for eService

Located along Kijowska Street near the Świętokrzyska Route, the development will comprise nearly 30,000 sqm of offices and 8,000 sqm of retail and service space by the end of 2028. eService has leased 7,500 sqm in building B1B, marking the first transaction at the development.

The historic factory halls will be revitalised and supplemented with new buildings. eService said its choice was driven by the opportunity to create a modern and comfortable workplace with advanced IT infrastructure and an environment supporting productivity and communication.

CBRE is responsible for the commercialisation of the space leased by eService.

Praga-Północ Location

Drucianka Campus is located close to three major Warsaw transport hubs: Warszawa Wschodnia, Dworzec Wileński and Warszawa Stadion. These provide connections to suburban, regional and long-distance rail services, the second metro line, and tram and bus networks.

The development also forms part of the wider transformation of this area of Warsaw. It combines the regeneration of a former industrial site with new office, retail and service uses, continuing Liebrecht & wooD’s involvement in Praga following Centrum Praskie Koneser.

Construction Moves Forward

Earthworks are under way for the office and service buildings, alongside work on the foundation slab. Liebrecht & wooD is managing the construction process under a construction management model, retaining control over the quality of the works and the project schedule.

The development is being delivered in line with sustainable construction principles and has received BREEAM certification at Outstanding level. Drucianka Campus has also received the Future Project Award at the CEE Investment Awards.
