CityOne Seals Major Budapest Logistics Deal

FM newsroom – logistics. CityOne Group has acquired a modern industrial facility in Budapest’s Kőbánya district from German automotive supplier WOCO Group. The deal marks one of the most significant urban logistics transactions in the Hungarian capital in recent years.

A landmark urban logistics acquisition

After years of limited large-scale activity in Budapest’s urban logistics market, CityOne has completed a standout transaction with the purchase of WOCO’s production hall. The property will now operate under the name KőbányaOne Logistics Park, strengthening the developer’s growing presence in the sector.

Located in one of Kőbánya’s key industrial corridors, the 18,500 sqm facility was completed in 2017 and meets premium technical standards, placing it firmly in the top tier of Budapest’s logistics assets.

As part of the agreement, CityOne and WOCO have signed a leaseback deal, allowing the German supplier to continue operating at the site.

The transaction, signed in January and now finalised, expands CityOne’s portfolio to three logistics parks—ÚjbudaOne, BudafokOne and KőbányaOne—offering a combined 45,000 sqm of leasable space.

Rising demand for city logistics

According to CityOne’s management, organising goods distribution in large cities is becoming increasingly complex. The rapid growth of e-commerce and same-day delivery models is putting more vehicles on already congested roads.

Urban logistics parks are emerging as a key solution. Over the past decade, such assets have gained prominence globally, offering companies a competitive edge through proximity to customers.

High-spec asset in a prime location

KőbányaOne Logistics Park has been built to international standards. Its 14-metre clear height supports efficient warehousing, while its 4.8 MVA electrical capacity—rare in Budapest—enables specialised industrial operations.

The site also benefits from excellent transport links, and importantly, it is fully accessible for heavy goods vehicles without weight restrictions.

Sustainability at the forefront

Sustainability remains a central focus across CityOne’s developments. Modern insulation, LED lighting and efficient mechanical systems help reduce both energy consumption and carbon emissions, aligning the portfolio with evolving environmental standards.
