FM newsroom – sustainability. All three phases of the Budapest ONE office complex in Budapest have achieved the highest BREEAM In-Use Outstanding certification, recognising the building’s real operational performance. With this result, the 66,000 sqm development now ranks among Hungary’s most sustainable office buildings.
A top BREEAM performer
The Building Research Establishment Environmental Assessment Method (BREEAM) is widely regarded as one of the world’s most demanding sustainability certification systems for buildings.
Following the earlier certification of the complex’s second phase, the first and third phases of Budapest ONE developed by Futureal have now also achieved the Outstanding rating in the BREEAM In-Use Asset Performance category, scoring exceptionally high across several indicators.
Solar energy and smart systems
Located in Őrmező, at Hungary’s largest intermodal transport hub, the complex was designed with a strong focus on energy efficiency and reducing environmental impact.
The building operates with an intelligent central management system and heat-recovery ventilation. On the roof, 150 solar panels with a combined capacity of 81.76 kWp generate around 80,000 kWh of electricity each year, cutting carbon emissions by nearly 18 tonnes annually.
The on-site renewable energy also brings financial benefits, delivering annual savings of several million forints and helping to lower tenants’ energy costs.
Sustainability with business value
“Our objective with Budapest ONE was to ensure that sustainability brings measurable results and visible business advantages in everyday operations. Achieving Outstanding certification for the entire building confirms that we can develop long-term, value-retaining office buildings that meet the most demanding international standards,” Gábor Radványi, Chief Architect and Head of Sustainability at Futureal told EuropaProperty.
Environmental performance was not the only priority in the design of the complex. A strong people-centred approach shaped the development as well.
Budapest ONE holds the Access4You Gold rating for accessibility and WELL Core Platinum certification, recognising buildings that promote employee health and wellbeing.
Tenants benefit from a range of amenities, including a green rooftop garden, bicycle storage and showers, charging facilities for electric cars, bicycles and scooters, selective waste collection and a 500-metre rooftop running track with a rubberised surface
Inside the complex, around half a hectare of open community space and landscaped green areas further support social interaction and workplace wellbeing.
