FM newsroom – office development. The Alkotás Point office building in Budapest has completed the first phase of a major modernisation programme designed to future-proof the property. The upgrade focuses not only on technical improvements but also on enhancing the everyday experience of tenants and employees.
The first stage of a comprehensive redevelopment has been completed at Alkotás Point, an office building owned by Gránit Asset Management’s Torony Real Estate Fund.
According to the official announcement, the renovation forms part of a long-term development programme aimed at improving environmental performance, strengthening the building’s value and shaping a more attractive workplace for tenants. The goal is to ensure the property remains competitive in Budapest’s evolving office market while aligning with modern ESG standards.
The building has maintained an occupancy rate of more than 90 per cent since opening. Today, it provides workspace for around 1,500 employees across 22 tenant companies.
Technical Upgrades Behind the Scenes
The refurbishment, which began in the first half of 2025, initially focused on infrastructure and energy efficiency.
Key upgrades included the replacement of boilers and circulation pumps, the installation of LED lighting in the parking areas, and the introduction of the Parkl intelligent parking system.
Visible Improvements for Tenants
By the third quarter, the project delivered noticeable changes inside the building.
The lobby was completely redesigned, giving the property a refreshed and more contemporary entrance. Common areas were fitted with modern LED lighting, while the building’s restrooms underwent full refurbishment.
The ageing liquid chiller was also replaced with a new high-performance cooling unit, improving both reliability and energy efficiency.
In addition, the café was redesigned and expanded, and a new restaurant opened in the building — additions intended to strengthen the community atmosphere and provide convenient daily services for employees.
Energy Efficiency and Workplace Experience
The upgrades have already improved the building’s energy performance rating, confirming the project’s sustainability goals. At the same time, the newly renovated communal spaces offer a more modern and representative environment, enhancing the overall working experience.
The development is coordinated by the project team at Grandum Property Management Hungary and reflects Gránit Asset Management’s long-term strategy of creating innovative, premium office environments.
Further phases of the redevelopment programme are planned in the coming years.
