7R is returning to Szczecin’s warehouse market with a new 29,000 sqm logistics development designed to support regional and cross-border operations. The first building has already been fully pre-let to e-commerce logistics provider Procent Poland.
Major pre-let secured before construction
7R Park Szczecin South will be developed in the south-west of Szczecin, marking 7R’s first project on the city’s left bank. The scheme will comprise two Class A buildings of more than 23,000 sqm and 5,000 sqm respectively, targeting logistics, distribution, e-commerce and light manufacturing occupiers.
Procent Poland has signed a long-term lease for the entire larger building, securing more than 23,000 sqm before construction begins. The company, which provides logistics services to major international e-commerce businesses, will tailor the building’s layout and infrastructure to its operational requirements.
Cross-border connectivity
According to the official announcement, the development is intended to support businesses requiring efficient cross-border operations, scalable distribution and access to Western European markets.
The park will offer convenient access to the A6 motorway, linking with Germany’s A11 towards Berlin, as well as the S3 and S6 expressways. It will be around 7 km from central Szczecin and approximately 36 km from Szczecin-Goleniów Airport, while the ports of Szczecin and Świnoujście provide additional options for international distribution.
Energy efficiency built in
Sustainability and operational flexibility will be central to the project. Procent Poland’s building will use heat pumps integrated with a 50 kWp photovoltaic installation, alongside energy-efficient lighting using DALI controls connected to the building management system.
An above-standard ESFR K360 sprinkler system will provide additional flexibility for material storage. The wider development is being designed to meet BREEAM Excellent certification criteria.
The investment also enters a relatively tight regional warehouse market. According to 7R, West Pomerania has nearly 1.4 million sqm of modern industrial stock and a vacancy rate of around 1.4%, compared with a national average of 7.3%.
Completion expected in 2027
Depenbrock Polska has been appointed general contractor. Construction of 7R Park Szczecin South is scheduled to begin in August 2026, with completion of the entire complex expected in the third quarter of 2027.
