SOHO HUB Breaks Ground in Warsaw’s Praga Południe

FM newsroom – office, urban regeneration. Yareal Polska has begun construction of SOHO HUB, the final phase of its mixed-use SOHO by Yareal development in Warsaw. The scheme will deliver new Grade A office and commercial space alongside the restoration of a historic industrial building, with completion targeted for Q1 2028.

The launch of SOHO HUB marks the closing stage of a long-term urban regeneration project in the Kamionek area of Praga Południe. Designed around the ‘15-minute city’ concept, the wider development integrates office, retail, leisure and residential uses to create a self-sufficient business and community hub.

New office and commercial space

A key component of the project is building J (Mińska 39), which will provide over 7,000 sq m of high-quality, Class A office space. The building will include an underground car park with 146 spaces, including EV charging points, reflecting growing demand for sustainable mobility solutions in commercial real estate.

Building J’ (Mińska 39A) will complement the office offer with a dedicated fitness facility, supporting workplace wellbeing and enhancing the appeal of the location for occupiers and employees.

Heritage-led regeneration

A standout feature of SOHO HUB is the refurbishment of building B.55, a listed, three-storey industrial structure dating back to the late 19th century. The building has served multiple industrial and commercial purposes over the decades and will now be carefully restored to meet modern office and service standards.

The redevelopment will retain its distinctive post-industrial character while introducing upgrades such as improved accessibility and modern building systems. This approach reflects a growing trend in facility management towards adaptive reuse, balancing heritage preservation with operational efficiency.

Strong occupier interest

The project is already attracting tenant demand, with a long-term lease secured for more than 1,300 sq m in building J. This early commitment signals confidence in both the development and the Praga Południe district as an emerging business location.

Beyond office space, SOHO HUB will benefit from a wider ecosystem of retail, dining and service amenities across the SOHO by Yareal complex. Plans also include a food and beverage destination in a renovated historic building, due to open in 2026.

FineTech Construction has been appointed as the general contractor, responsible for both new-build elements and the complex heritage refurbishment. The company’s experience in urban regeneration and office delivery is expected to ensure high-quality execution across all phases.
