FM newsroom – property market, retail parks. In 2026, Poland’s retail landscape will undergo a major transformation. After years of dominance by compact formats, the market is moving toward expansive, multifunctional retail parks.
A New Era for Retail Parks
The year 2026 is set to redefine Poland’s retail market, marking a clear departure from the small-format parks of around 5,000 sqm GLA that dominated recent years. Experts observe a transition toward significantly larger, more complex retail destinations—facilities designed not only to supplement existing networks but to stand as independent commercial hubs.
“Until now, such investments primarily complemented existing retail systems or brought modern formats to smaller towns. Today, we are seeing a shift toward much larger developments,” note Artur Czuba, Director of Investment, and Paulina Brzeszkiewicz-Kuczyńska, Research and Data Manager at Avison Young.
Recent openings confirm this trend. In 2025, the largest new parks were created through the revitalisation of former hypermarket locations, including Łabędzka Retail Park in Gliwice (19,000 sq m), S1 Dąbrovia in Dąbrowa Górnicza (18,000 sq m), and S1 Włocławek (17,000 sq m).
2026: Year of Large Retail Parks
The scale of upcoming investments is even greater. According to Avison Young, 36 retail parks scheduled to open in 2026 will each offer more than 10,000 sqm of retail space, while 10 projects will exceed 20,000 sqm GLA. The new developments vary widely in character—from redeveloped existing locations to entirely new complexes in medium and large cities.
Below is a selection of some of the biggest openings planned for 2026, based on data from Avison Young, PRCH and the investors themselves, compiled by the PropertyNews.pl editorial team.
- BIG Piła – 38,000 sqm – A flagship project combining a retail park (18,700 sq m GLA) with a shopping centre. Located on Wojska Polskiego Avenue, it is expected to open in Q3 2026.
- Rock Park Pruszcz Gdański – 26,000 sqm – Under development by Rock Capital, this park sits at the intersection of Obrońców Westerplatte and NSZZ Solidarność streets, scheduled for completion in Q2 2026.
- Aura Park Szczecinek – 26,000 sqm – Developed by Acteeum Group and Terg SA, Aura Park will feature the region’s largest DIY store (8,000 sq m), a 2,000 sq m supermarket, and around 35 retail units.
- Osada Retail Park, Żyrardów – 35,000 sqm (full opening in 2026) – Built on 10 hectares, Osada will host Castorama, Auchan, and around 70 shops and services. Over 1,100 parking spaces will be available. A partial opening is planned for 2025, with full completion in 2026.
- Świderek Retail Park, Otwock – 24,000 sqm – Located near a high-traffic route to and from Warsaw, this project will feature 30+ units and over 800 parking spaces. Opening is set for 2026.
- Brama Bieszczad, Sanok – nearly 23,000 sqm – Refield’s largest retail development will consist of five buildings and 30 tenants. Opening is expected in October 2026.
- OTO Park Siemianowice – approx. 20,000 sqm – Planned for the city centre, the park will include 45 stores, entertainment zones, and parking areas. Investors: Falcon Investment Management and Acteeum Group. Opening planned for Q3 2026.
- Comfy Park Bydgoszcz – 16,000–18,000 sqm (stage I) – A redevelopment of the former Glinki centre. Stage II will add an additional 4,000 sq m. The opening of phase one is scheduled for Q1 2026.
- Retail Park Karuzela, Września – 14,000 sqm – Built next to the existing Galeria Karuzela, together they will form the region’s largest retail complex (26,000 sq m total). Planned opening: end of 2026.
- BIG Konstantynów – approx. 13,500 sqm – Developed jointly by Acteeum Group and BIG Poland. The complex will include 30 shops, a drive-thru restaurant, parking for 500+ cars, and enhanced transport access. Opening planned for October 2026.
As Poland’s retail market matures, retail parks are evolving from complementary local centres into large regional destinations. With dozens of major projects on the way, 2026 will not only reshape commercial infrastructure but also likely redefine consumer shopping habits for years ahead.
