How can facility management benefit from BIM?

In addition to the digital simulation of design and construction processes, BIM can increase efficiency and reduce costs in many areas. But where do we stand now? Experts discussed what happened in recent years and where technology is heading at the Property Investment Forum 2023 conference.

 

30% of the building material today goes to waste 

Csaba Szij, deputy general manager of B+N Referencia Zrt., and board member of the National Association of Facilities Management and Building Management Services (LEO FM) gave a presentation at the Portfolio Property Investment Forum 2023 on the topic: “BIM experiences and practice – How can BIM be used in FM?”

 

“The essence of BIM is that, as it is attached to the 3D plan, it contains additional information, which makes it much easier for designers and customers to navigate. All of this would also be very useful in construction, where 30% of the building material today goes to waste. With a 4D and 5D BIM investments could be planned much more accurately, with lower costs and less waste,” – Csaba Szij drew the attention of facility and property specialists.

 

The investment in a BIM model is insignificant compared to the amount we can save with it

In his presentation, Csaba Szij mentioned that the system would also help a lot in the operation of buildings. With the help of BIM, it would be possible to assess the changes compared to the design, realizing efficient operation through suitable target software. The biggest obstacle is high costs. Operators often sign a contract with the building owner for only one year, which is too short a time to recoup the initial expenses. In addition to operation, BIM can also be used for reporting errors, booking workstations and navigation, and it can also be used to create a digital twin of the building in order to create various simulations.

 

“In the life cycle of buildings, 15% of the total costs are incurred during the investment, and 85% during the 50-100 year operation. However, the operating costs with BIM only account for 3% of this 85%, i.e. the creation of a perfect BIM model is insignificant compared to the amount we save during the lifetime of the building,” said the deputy general manager of B+N Referencia Zrt. at the Portfolio Property Investment Forum 2023 conference.
