Google Poland becomes owner and main tenant in Warsaw HUB

Ghelamco has sold the Warsaw Hub office complex together with a retail and service passage to Google Poland. The company is not only the main tenant but also the owner of the building now.

As CBRE had advised, Ghelamco sold Warsaw HUB to Google Poland. The company thus became the owner of 75,000 sqm office space, the retail and service passage as well as the underground part of “Warsaw’s most future-thinking building”. The value of the transaction is to be determined on the day the final agreement is signed – it is expected to amount to almost EUR 583 mln – The HUB magazine writes.

Occupying 20,000 sqm of office space Google Poland has already become one of the main tenants in the building.

Hi-Tech Building

The Warsaw HUB is one of the most technologically advanced buildings in Poland equipped with innovative tools. The building’s integrated management systems and sophisticated mobile solutions for tenants and users are controlled by an AI-based system powered by the Google Cloud Platform.

Skyscraper complex

The Warsaw Hub is a multifunctional skyscraper complex situated in the business district of the Polish capital. It was developed by Ghelamco on 113,000 sqm in 2020.

Out of the 3-building complex, there are two 130-metre-high towers with office space offering also co-working amenities for freelancers as well as a conference centre. And there is also an 86-metre-high hotel building rented by The Crowne Plaza and Holiday Inn Express hotels and still owned by Ghelamco. Other tenants of the complex include Standard Chartered, Cushman & Wakefield, Getin Noble Bank and OmniOffice – as Eurobild CEE reports.

This acquisition is the largest single office transaction in the history of the Polish and Central and Eastern Europe markets. It is further affirmation of the strength of the Polish office investment market.
