Independent flex office provider New Work expands its Warsaw operations by taking over an additional floor at Metron, located at Al. Niepodległości 69. At the start of the year, the operator opened the 9th floor, following the 100% occupancy of the 8th floor by the end of 2025—a strong signal for both landlords and operators.

New Work entered Metron in July 2025 and began operating on the 8th floor in cooperation with the building’s owners, Alides and AYA Properties Fund, under a management agreement. Rapid leasing performance quickly confirmed that this centrally located asset aligns well with occupiers’ expectations for flexible, serviced office space—prompting a swift decision to scale up within the same building.

„Reaching 100 percent occupancy within a few months of opening clearly shows that companies are seeking flexible office solutions that combine functionality, quality, and a straightforward process,” Yuriy Balitskyy, Country Manager at New Work, told Europa Property.

The newly opened 9th floor offers additional turnkey offices for companies seeking immediate availability, professional on-site support, and access to shared infrastructure.
