FM newsroom – office market, Slovakia. The flex office market in Bratislava has experienced remarkable growth, visible in the significant increase in the total stock of flexible office spaces. The capital boasts a total flex office space of over 40,000 sqm, nearly doubling the stock compared to 2020, according to the latest survey of the real estate consulting company CBRE.
The office environment has significantly changed in Bratislava in recent years due to various factors. Flexible office spaces, which are adaptable and allow companies to easily reduce or increase the size of the occupied space according to the current need, are increasingly coming to the fore.
Dynamic development
In Bratislava this year, the area of flex office premises reached around 40,000 sqm and thus continued its several-year growth. Such offices comprise roughly 2% of all modern office spaces in the city. The total volume of rental transactions reached more than 2,500 m2 in the first half of 2024.
“When we look at the area that has been leased, we can observe a really dynamic development from 2021. It is also interesting that the leased area for the first half of 2024 has already surpassed the entire year of 2023,” – Peter Slovák, Research Manager at CBRE Slovakia, points out for officerentinfo.sk.
Flexible offices mean cost savings
The flex office market in Bratislava is characterized by the dominance of specific sectors, with professional services, technology, and finance emerging as the most common occupiers.
“The reason why more and more companies are reaching for this type of office is the significant cost savings. They can reduce their costs by avoiding long-term rental obligations. At the same time, they eliminate the need for high initial investments in office equipment or electronics since most of these spaces are already equipped with them,” – explains Zuzana Lapčaková, Associate Director in the office space rental department at CBRE Slovakia.
Flexible spaces are an increasingly popular rental option, especially for smaller companies with up to 15 employees. They are particularly convinced by the high flexibility in the length of the contract, which usually starts at 3 months.
For example, the rent in the CBD ranges from €200-€420 per month for one workplace, depending on the equipment of the premises. In the city centre, it is approximately €200-350; in the broader centre around Nové Mesto, €150-350. In the peripheral parts of Bratislava, prices are lower; the rent for a workplace is around €150-250 per month.
In comparison with other European capitals, the rent in Bratislava is one of the most affordable.
