Deutsche Bank Secures New Hamburg Office at Emporio Tower

Deutsche Bank has signed a lease for more than 7,500 square metres of office space in Hamburg’s Emporio Tower, with occupancy scheduled for March 2027. The deal highlights continued demand for high-quality, well-connected office buildings despite ongoing pressure in the office market.

Union Investment has agreed a five-year lease with Deutsche Bank for 7,566 square metres of office space in the Emporio Tower, one of Hamburg’s best-known office landmarks. The bank is expected to relocate into the building in March 2027, with the option to extend the agreement beyond the initial lease term.

Confidence in premium office assets

According to Immobilienmanager, the agreement reflects the resilience of premium office properties that combine central locations with modern, flexible workspaces. For landlords and investors, such long-term commitments help strengthen occupancy levels and reduce future leasing risk.

For facility and property managers, the transaction underlines a broader market trend: organisations continue to favour sustainable, high-quality buildings that support evolving workplace strategies, even as demand softens for older, less adaptable offices.

A modernised landmark

Originally completed in 1963, the Emporio Tower underwent a major refurbishment and expansion between 2009 and 2011. The listed high-rise now holds LEED Platinum certification and is fully occupied.

The property has formed part of Union Investment’s UniImmo: Deutschland real estate fund since 1989. Standing 23 storeys high, it is the company’s largest existing property in Hamburg and forms part of a wider office portfolio across the city.
