A major urban transformation is underway in Brno, where the Dornych development by the Crestyl group is turning a former shopping center into a forward-thinking, environmentally responsible mixed-use complex. The project sets a remarkable benchmark in sustainability by recycling 90 percent of demolition waste and reusing all excavated material.
The demolition of the old department store was an unusually large-scale operation for the region, producing around 95,000 tons of rubble. Yet, in a move rarely seen in the Czech Republic, 90 percent of that material is being recycled. Additionally, all of the 247,000 cubic meters of excavated soil from the construction pit will be repurposed. Some of this recycled material will be used directly in the new construction, while the rest will serve in other projects – officerentinfo.cz reports.
Designing a Green Future
The Dornych project is designed to meet the highest level of the prestigious LEED Platinum certification, which recognises excellence in sustainable building practices. The development will include energy-efficient lighting, the full reuse of rainwater for irrigation and toilet flushing, and the installation of ground and water-source heat pumps to significantly reduce energy consumption—by as much as 40 percent compared to similar developments in the Crestyl portfolio.
Additional features such as electric vehicle and e-bike charging stations, dedicated bike rooms, and shower facilities for office tenants further underline the commitment to eco-friendly living and working environments.
An Urban Hub for Living, Working, and Leisure
The new complex will centre around a partially roofed public plaza covering 25,000 sqm. Around this open space six smaller buildings will rise hosting a blend of functions designed to create a lively, mixed-use urban hub.
Among the key components of the development is the NYX Hotel Brno, which will offer 170 rooms in a stylish, lifestyle-focused environment. There will be 186 rental apartments providing modern housing options, and approximately 50,000 sqm of space dedicated to offices, retail stores, and services.
Healthcare will also have a strong presence. The EUC Clinic is set to occupy more than 6,000 sqm, offering medical services alongside two in-house pharmacies. The business community will benefit from a major addition to the region’s flexible workspaces, as Scott.Weber plans to open the largest coworking centre in South Moravia, offering space for 600 employees and access to a 500-meter private terrace.
An Ambitious Vision Backed by Expertise
With a total investment exceeding seven billion Czech crowns, Dornych is one of the most ambitious construction projects currently underway in the country. The master plan and architectural vision are led by the internationally renowned studio MTDI, under the leadership of Marek Tryzybowicz, in partnership with the Brno-based firm Arch.Design. General construction duties, including demolition and groundwork, are handled by Gemo, while the entire project is managed by RUBY Project Management.
