New operating model is approaching the FM industry

LEO FM launched a vocational school competition called “I love my profession”. At the award ceremony, experts also discussed the future of FM and the expected transformations. Among other things, digitization, a new operating model and the challenges of applying new technologies were in focus.

 

LEO FM (the Hungarian Facility Management and Building Management Service Providers Association) had a clear goal with the “I love my profession” competition right from the beginning 7 years ago. They would like students in vocational schools and technical colleges to learn more deeply about their opportunities within the industry and to be able to show why they have chosen this career. At the event, not only the awards were handed out, but also several important topics were discussed by experts.

Digitization or digital transition?

As experts interpreted it, digitalization means learning about and applying new technologies, but we can only talk about a transition if the entire operating model changes. László Kuczogi, an Honorary member of LEO, Managing Director of K-Ép Studio, also pointed out that currently not only the integration of new technologies into processes is taking place, but also a cultural revolution. As a result, the digital transition can fundamentally change the profession.

 

What does it mean? It is expected that the collection of data, the requests, the feedback or the control process will work in a different system, and the FM will only be an actor in this system. Different needs will have to be met, different communication will have to be done, and individual organizations will have to be structured in a completely different way. Kuczogi stated that while in today’s “FM 1.0” system the facility manager operates as a communication channel, in “FM 2.0” this will work differently, and the latest technologies must be implemented in this new operating model.

 

Advantages and challenges of new technologies

Experts from several fields spoke about the digital transition at the event. Concerning professional cleaning, for example, it was said that the goal of innovation is not only the use of new tools but also the creation of better working conditions and quality of life for employees. In addition, an important challenge is still: how to gain the deserved respect for this profession

 

In addition, advantages and challenges in connection with the digital transition, an automatic door and window manufacturer highlighted how they have gained a significant competitive advantage. By using the latest technology, they can get accurate data on the nature of errors even before arriving at the premises.

 

However, these tools must continuously be developed, this was also emphasized by the manager of a company dealing with banknote machines, but innovations also pose many additional challenges for a company dealing with the operation of server rooms. Because more and more devices are connected to Wi-Fi, they often face capacity problems for networks, and this will only increase in the future.

Tour of the Museum of Ethnography

At the end of the professional program, the guests attended a guided tour of the brand new building of the Museum of Ethnography, which consists of more than 500 rooms.

By the end of the visit, all participants understood why the museum was recognized as the best public building in its category at one of the world’s most prestigious real estate international events, the International Property Awards, based on the judgment of the 80-member international professional jury.
